FOOD FOR THOUGHT
WHEN CONSIDERING MANAGING IT YOURSELF...

  1. What Lease would you use?  What special stips would you add to a Lease?  Most Leases do not protect you.  Even the GAR Lease is not sufficient on its own.  You have to add Special Stips to cover the gaps, but be careful!  If your Special Stip is seen by a judge as a "junk stip" you could be in trouble.  Special Stips are necessary in most cases, but should be written under the advisement of an attorney that specializes in Landlord/Tenant Law.
  2. What would you do if your Tenant is late with their rent?  What is the legal process for that?
  3. What is the legal process for giving the tenant "Legal Possession"?  What does that mean?  How do you get "Legal Possession" back at the end of the Lease?
  4. How do you plan to ensure your home's preventative maintenance is being addressed?
  5. Do you know the Move-Out Process according to Georgia Law?
  6. Did you know that a lease may not cover your personal belongings, even if they are added to the contract?
  7. Did you know that it is illegal to question an applicant about how many children they have or their marital status?
  8. How would you proceed with a building Tenant complaint?
  9. Do you know what the term "Quiet Enjoyment" means and what that means to you as a Landlord?

Frequently Asked Questions

What are the insurance requirements for my home now that it is a rental?
Once your tenant(s) move in, you will want to contact your Insurance Broker/Agent.  You will need to change your policy from an Owner Occupied policy to a Rental or Non Owner Occupied policy.  We require all homes to have a minimum of 1 million in general liability insurance and for TruHaven Homes, Inc to be added to the policy as "additional insured".  This ensures that we are updated to all changes on your policy and can work a claim in your absence.  Your updated insurance policy should go DOWN, not up.  If you are getting different information from your agent/broker, they are probably not setting it up correctly.  If that occurs please call us and we will communicate with them directly to clear up any misunderstandings.
